ABOUT THE COMPANY
Indiana Property Advisors is a residential developer and builder specializing in infill new construction across Indianapolis, Fortville, Muncie and Fort Wayne. We acquire, permit, build and sell a portfolio of repeatable duplex and multi-unit townhome models on scattered lots in established neighborhoods.
Our vision is to turn vacant and underused lots into quality, attainable housing that strengthens the neighborhoods around them. We do it at scale by building proven models with standardized plans, templates and processes, and we're growing toward four new starts every week. POSITION SUMMARY
The Superintendent manages a portfolio of active builds from foundation through closing. Our office team handles pre-construction and permitting, allowing the Superintendent to focus on field execution: schedule, trade performance, quality and inspections. Jobs are located in Indianapolis, Fortville and surrounding central Indiana communities.
RESPONSIBILITIES
Schedule and Field Operations
• Manage multiple active scattered-site builds concurrently

Run each job's schedule in Buildertrend from the model's master template, maintaining daily logs, photos and schedule items
• Confirm trades and material deliveries in advance to keep each phase ready for the next
• Identify delays early and resolve them before they affect completion dates
Trade Management
• Hold trade contractors to defined scopes, quality standards and timelines
• Manage all trade and office communication through Buildertrend
• Address workmanship and scheduling issues directly with trade partners
QUALIFICATIONS
Required
• 3+ years managing ground-up residential construction as a superintendent or field project manager
• Proven experience scheduling and managing subcontractors

Working knowledge of residential building code, permitting and inspections
• Proficiency with construction management software; Buildertrend preferred
• Valid driver's license, reliable truck and clean driving record

Residence within commuting distance of Indianapolis
Quality and Inspections
• Schedule and pass municipal inspections and close out corrections promptly
• Conduct regular site walks, documenting issues with photos

Verify work conforms to plans, specifications and code

Maintain safe, clean and secure job sites
Closeout
• Conduct homeowner orientations and final walkthroughs

Issue punch lists in Buildertrend by trade, with photos and a 48-hour turnaround, and follow through to completion Reporting and Cost Control
• Report schedule performance weekly for review in leadership meetings
• Flag change orders, back charges and cost overruns before they occur
• Contribute to ongoing improvement of templates, SOPs and processes
Preferred
• Production or repeat-plan building experience
• Marion County inspection experience and established local trade relationships
• Duplex or townhome experience
• Degree in Construction Management or a related field

PAY AND BENEFITS
• Base salary of $70,000 to $85,000, depending on experience
• Bonus for each home completed on schedule
