Portfolio Field Manager Opportunity | Generous Benefits
We’re working with a well-established, family-owned owner/operator/developer seeking an experienced Field Manager to oversee approximately 40 buildings and 500 residential units across Manhattan, Brooklyn, and the Bronx.
This is a primarily field-based role, so you must be comfortable traveling throughout NYC between properties, conducting inspections, working with building staff and vendors, and responding to issues as they arise.
The ideal candidate will have strong hands-on knowledge of building systems and mechanical equipment, including boilers, HVAC, chillers, plumbing, and related systems, along with experience managing supers, porters, maintenance staff, and vendors.
Oversee day-to-day operations and maintenance across a geographically scattered portfolio.
Conduct regular building, move-in/move-out, and apartment turnover inspections, documenting activity in Yardi.
Manage work orders, repairs, preventative maintenance, and emergency response.
Supervise and support supers, porters, maintenance staff, and outside vendors.
Identify building issues proactively and recommend repairs and capital improvements.
Manage RFPs, vendor contracts, bids, COIs, warranties, and service agreements.
Monitor and resolve building violations and ensure compliance with applicable codes and regulations.
Assist with budgets and capital planning.
Ensure properties remain clean, safe, well-maintained, and operational.
Strong knowledge of boilers, HVAC, chillers, plumbing, and other building systems.
Comfortable traveling throughout Manhattan, Brooklyn, and the Bronx.
Valid driver’s license/reliable transportation preferred.
Salary range:
$85,000 - $95,000 plus bonus, 401k with 7% company match, 100% paid single employee health & dental coverage.
